“My name is Mark Lemus and I've been a REALTOR since 1999. The decision to become licensed to practice real estate ultimately proved to be a rewarding one, however, it was not without pitfalls. I made the mistake of joining a small company where I competed with the sponsoring broker. This made training difficult but the commission split was fantastic... if only I knew what I was doing. After six months of feeling unfulfilled, I moved to a much larger local company that engaged in extensive training for new agents. Training was exactly what I needed but even though I was at a larger company with over 1,000 agents, it still wasn't a national brand and the commission split was more traditional. The company was structured well and I stayed for five years but in the end wasn't satisfied. So I decided to switch to a national brokerage, one of those "100% companies" where the commission split was extremely generous. This sounds great except agents were responsible for paying all their business expenses including signs, office management fees, desk fees, copies, office supplies, mailings, etc. I gave five years at this nationally branded company which further convinced me how important branding is. When I compared my income for the previous ten years according to the different commission splits, I discovered the net numbers after business expenses worked out essentially the same... this was eye-opening. I realized I liked the structure and simplified business model of a larger traditional brokerage but wanted to be able to keep more of my commissions and still be affiliated with a national brand. Decision time again...

Coldwell Banker TEC proved to meet all the criteria I was looking for in a real estate company. I simplified my life and mode of doing business by joining the CBTEC family 11 years ago. It is my fourth brokerage affiliation and, as far as I'm concerned, my last. Joining CBTEC was the best decision I've made in promoting my real estate career. The determining factors were simple: 1) Coldwell Banker is a national brand 2) Commission splits are competitive 3) Training for new agents is superior 4) CBTEC has competent support staff I can call on anytime 5) Lastly but certainly not least, Coldwell Banker TEC is the only office I've worked in where I get along with 100% of the agents and administration... I didn't realize how much I appreciate that. Whether you're a new agent or an experienced agent looking for a positive change, Coldwell Banker TEC has found a way to incorporate all the key elements I was looking for in a sponsoring broker in order to have a successful and fulfilling real estate career.”
